Key Workers FAQ's
   
Question & Answers Both I and my partner are Key Workers. Can we get 2 Key Worker loans for one property?
   
 

No. You may only be eligible for one equity loan. Your joint salaries will be used to assess your application.

 
Question & Answers Can I apply for any size / type of property?
  You are allowed to be considered for one bedroom more than your current needs, if affordable and within a reasonable travelling distance to work – approximately 45 minutes.
 
Question & Answers The property I want is more expensive than its valuation, but I still want to buy it.
  The Key Worker Living funds can only be used to purchase the property at its valuation level. If you still want to purchase it, any shortfall in the property valuation and the property price will have to be met by the purchaser, and you will not be able to resort to any other secured borrowing over and above your mortgage.
 
Question & Answers May I apply to buy a property outside Hertfordshire & travel in to work?
  Yes, providing you buy a property within a reasonable travelling distance to work, i.e. 45 minutes travelling time, and that your place of work is in Herts.
 
Question & Answers What will I be able to do if the home I have brought through Open Market HomeBuy becomes too small?
  Providing you still meet the Hertfordshire Key Worker Living criteria, you may be able to sell your property, and carry forward any help you received, plus any increase in equity, into your new home. You may even qualify for further financial assistance. Please check with Lea Valley Homes at the time.
 
Question & Answers I am a nurse in a BUPA hospital. Can I apply for an equity loan or New Build HomeBuy property?
  To be considered a key worker, you would need to be employed by a state-funded employer in receipt of public funds – in your case the N.H.S. However, you may be eligible to apply for both schemes as a member of the general public, and have no key worker priority.
 
Question & Answers If I change jobs, what must I do?
  You must write to your HomeBuy Agent within 7 days, informing us of any changes. This applies whether or not you still consider yourself to be a key worker. The HomeBuy Agent will also check regularly with your Human Resources department to ensure you still meet the key worker criteria.
 
Question & Answers I am not an EU/UK citizen and I do not have Indefinite Leave to Remain. Do I qualify for anything?
  Applicants may apply for Intermediate Rent, subject to availability.

If applicants without Indefinite Leave to Remain wish to apply for Low Cost Home, they must be able to prove that a reputable lender will give them a mortgage, and that they are able to sustain home ownership in the long term. A useful tool to help assess your application would be to ask your lender to give you a ‘Mortgage in Principle’ document, or similar – this will show how much you may be eligible to borrow. Please contact Lea Valley Homes for further advice.

Question & Answers I am on a temporary fixed term contract. Am I eligible to apply?
  You may apply for Intermediate Rent (subject to availability) You should have a minimum 12 month contract with a key worker employer, in a key worker occupation. You should have served a minimum of 3months of the contract and have at least 6 months left to run, when you start your tenancy. If you have a work visa, you will need a minimum of 6 months left to run at the start of your tenancy.

Question & Answers I am not sure if my occupation qualifies as a key worker position.
 

If you are employed by a state-funded employer, you may be a key worker. However, please refer to the list of occupations under ‘Do I Qualify?’
