- Joint 1st priority
- Social housing tenant living in Hertsmere
- MoD personnel living in Hertsmere or had lived in Hertsmere before being posted elsewhere
- Applicant currently resident in Hertsmere
- 1st Priority non home owner
- 2nd shared owners needing to move to larger accommodation
- 3rd relationship breakdown where a person cannot afford to buy on the open market
Further, we will only consider under-occupiers if they are vulnerable with specifically adapted properties.
- Applicant permanently employed in Hertsmere, but resident outside of Hertsmere.
- Applicant with a local connection to Hertsmere but not living or working in the borough
The 'Local Connection' criteria is as follows:
Local Connection - Hertsmere
For you to be considered as having a local connection to Hertsmere, one of the following criteria must apply at the time of application, and when an offer of housing is made:
- The applicant or partner is permanently employed within the borough for a minimum period of 12 months (proof will be required). The nature of the work, its regularity as well as the terms and conditions of employment will be used to satisfy the Council that it is permanent.
- The applicant or partner has resided in the borough (by choice) continuously for twelve months either in rented or other accommodation considered permanent by the Council.
- The applicant or partner has lived within the borough (by choice) for three years out of the last five years.
- The applicant or partner has a close relative that lives in the borough and has done so continuously for the last five years. Close relative is defined as Parent, Son, Daughter, Brother or Sister. (Note if the connection is either an applicant’s son or daughter, the son/daughter must be over 18 years)
- In exceptional circumstances other family members will be considered, such as an elderly applicant who needs to move to the area for support. Each case will be assessed individually
